📋 Job Overview: Residential Plumbing Rehabilitation Location: Carrollton, TX 75006 Property Type: Residential Inspection Date: May 13, 2026 Current Status: Entire system is currently draining/operating, but major structural replacements and repairs are required due to severe deterioration and active leaks. 🛠️ Required Scope of Work 1. Main Sewer & Drain System Replacement Under-House System: The entire sub-slab drain system is cast iron and in poor, deteriorated condition. It features excessive metal shavings, rough crevices, and jagged edges that trigger frequent stoppages. The lines are degraded to the point that a hydrostatic sewer test cannot be safely conducted and would fail. Building Sewer Line (Yard): The exterior line conveying waste to the city tap is also cast iron (converting to clay at the city tap) and suffers from the exact same severe deterioration and internal structural breakdown. Project Need: A complete replacement of the house drain system and building sewer line is recommended to ensure long-term functionality. 2. Water Supply Repair & Re-Testing Active Leak: While static water pressure reads at approximately 60 PSI, the system failed pressure testing due to an active leak originating inside the wall/brick area near the front yard hose bib. Project Need: Repair/replace the leaking front spigot assembly/associated piping, and perform a follow-up static water pressure test to verify the integrity of the water supply system. 3. Water Heater Replacement Current State: The existing water heater is currently operational. Project Need: The unit was manufactured on 12/31/2008 and has exceeded its average operational lifespan. A proactive replacement is required in the near future. 📝 Additional Project Notes for Bidders Inspection Limitations: Due to the excessive metal shavings and rough internal scaling of the cast iron pipes, the sewer camera was physically obstructed from navigating the entire drain network. Regulatory Compliance: All work must comply with local Texas codes. The initial inspection was performed by a licensed professional regulated by the Texas State Board of Plumbing Examiners (License M-45365).
