🏗️ [Bidding Open] Post-Tension Slab on Grade – New Custom Home Build (Dallas, TX) General Contractor: Cornerstone Service Contractors, LLC Contact Person: Tonya Holman (Owner) Bid Deadline: May 24, 2026 Project Location: 2355 Fatima Avenue, Dallas, TX 75241 Jurisdiction: City of Dallas (2021 IRC + Dallas amendments) Cornerstone Service Contractors, LLC is seeking competitive, itemized bids from qualified foundation contractors for a post-tension slab-on-grade for a new custom single-family residence in Dallas. 📋 Project Summary Structure: 2-Story Single-Family Residence Total Under Roof: 3,754 SF (2,808 SF conditioned) First Floor Footprint: 2,514 SF under roof + 382 SF garage Foundation Type: Post-tensioned slab on grade (Fully engineered, Sheets S100/S101) Slab Thickness: 5" Strand Layout: S20, S42, S60, BS-series designations per structural drawings Drape: 3" off bottom per plan Vapor Barrier: Polyvinyl below slab 🛠️ Scope of Work The selected subcontractor will be responsible for the complete execution of the foundation per structural engineer drawings (Sheets S100/S101), including: Furnishing and installing all post-tension (PT) strands. Installation of the polyvinyl vapor barrier. Excavation and pouring of foundation perimeter grade beams. Garage slab installation (382 SF – contractor to confirm monolithic vs. separate pour). Covered patio slab (~46 SF). Supply of concrete mix design matching the structural engineer’s minimum PSI specifications. All formwork, pouring, finishing, and tendon stressing.
