Complete plans and the full Statement of Work (SOW) are attached for your review. 📋 Project Summary Structure: 2-Story Single-Family Residence (2x4/2x6 Wood Frame | Post-Tensioned Slab on Grade) Size: 3,754 SF total under roof (2,808 SF conditioned) Design/Plans: Urban Nest Development LLC (Dated 12/04/2025) Utility Profile: 100% Electric — No gas service required on this property. 🛠️ Key Trade-Specific Requirements While we welcome bids across all residential construction trades, please note these specific scope directives: Stucco Contractors: The stucco scope must utilize an EIFS system. Concrete/Site Work Contractors: The concrete driveway scope must include culvert pipe installation at the driveway entrance (refer to the site photos for local examples). Electrical Contractors: Scope must include a new underground permanent electrical service as well as a temporary overhead construction power service.
